BAF is currently looking to acquire properties that possess moderate current returns with the potential for significant appreciation. Our ideal size deal ranges from $10-$50 million per property. We can pay all cash; however, we generally use moderate leverage. Target areas include Florida and the Southeast and the greater DC/MD/VA metro area. Inside our target areas we also look for deals that may require redevelopment or repositioning.
Apartment investments are our main focus. We are currently seeking opportunistic investments of apartment communities comprised of 75 units and larger, having a price per unit generally in the $75-$150k/unit price range. We target B & C properties in well located growth areas. Older properties are acceptable. We have specialized in assuming difficult loans. In addition to our target areas, we look to purchase properties in modest sized metropolitan areas having a population of at least 200,000.
Retail & NNN
Focus on Childcare net lease properties in strong growth locations, and various high yield net lease deals. Short remaining lease terms are welcomed. Zero Cash Flow deals with low equity requirements. Grocery anchored high strip centers in target areas.
Industrial and Office
Self-storage facilities 40,000 SF and larger. Industrial properties 40,000 SF and larger in target areas. Office properties 30,000 SF and larger in our target areas. Preference is given to medical buildings or office buildings within close proximity to hospitals.
We have the expertise and experience to purchase defaulted & non-performing notes, foreclosures, and other special situation opportunities. These are evaluated on a case-by-case basis.
